If you don’t stage, you will be paying two or three times more in expenses and price reductions than if you do stage. Buyers pay close attention to the number of days a house has been on the market. If it’s on too long, they believe that something is seriously wrong or they will wait for the inevitable price reduction.
When a house is not staged buyers think: They reduced their price once already, let’s low ball it and negotiate.
When a house is staged buyers think: There are other offers, let’s go in with our best price.
I have never done a staging that costs as much as a price reduction.
